How detailed should your blueprint be? EXTREMELY! Your blue print is only as good as the information provided.
Garbage in Garbage out! If the input details are garbage, you can expect the projected outcome to also be garbage.

In order for a blueprint to be complete, it must take into account all aspects of one's personal finances if it is to be successful.
Analyzed and scored via simulation
The written outline is then given a score to indicate its calculated probability of success.
How is this accomplished? It is run through a Monte Carlo simulation in which 1000 randomly generated scenarios based on historical market outcomes test the blueprint resulting in a score indicating a calculated probability of success. How will your blueprint measure up? What will be its chance of success? 80%? 90%? 100%?

The complete report projects out (10 years) various calculations and ratios designed to better understand the profitability and potential levels of risk associated with each property in your real estate portfolio. It will take into account the potential impact of taxes and depreciation.
We use it frequently with our clients as another lens to analyze income property and how that property might compare to the real estate portfolio as a whole. (i.e. is it potentially adding to the portfolio, or potentially dragging down the portfolio) The projections also help present insights as to when changes may need to be considered to the financial makeup of the property. It’s a planning tool used with clients to help make more informed decisions as they relate to the achieving their ultimate goals.
